October 2016 Greater Greenville Real Estate Market Update



The Greater Greenville real estate market continues to grow and change, month-by-month and year-by-year. This year compared to last year, sales are up 7.1% with 998 homes being sold in October 2016 as opposed to the 932 homes sold in October 2015. Overall, year-to-date, 2016 has seen 10,617 closed sales compared to 2015's 9,954 closed sales at the same time in Greenville SC real Estate market.
The sale price in October 2016 has gone up almost $6,600 since October 2015. October 2016 has seen an average sale price of $208,590 compared to the $202,001 average sale price of October 2015. With an increased average sales price has come a decrease in the average days on market. Year to date average days on market for 2016 is 61, when in 2015 it was 74.
At the end of October, there was a 4.7 months supply of inventory, compared to the same number in 2015. There is no change in this number and that could be caused by a number of variables. As I write this article, there are currently 4,667 residential homes available for sale in our Greater Greenville Multiple listing system.
As the market ebbs and flows, so do the numbers month-by-month and year-by-year. October 2016 has shown a marked improvement from its previous year.
